Check-in/Check-out Policies:

Check-Out: 11:00 AM
Any guest remaining in their room(s) beyond their scheduled check-out time of 11:00 AM, without prior late check-out approval, will be automatically charged the full amount of an additional night’s stay. Based on occupancy, workload, and staffing considerations, we may accommodate and authorize a late check-out request. If requested and approved, a flat fee base on market price and availability will be charged, allowing guests to check out anytime between 11:00 AM and 3:00 PM.
Cancellation Policies of the Property:
Please carefully review our cancellation policy. To ensure fair and consistent treatment of all guests, our staff has been instructed to adhere to this policy without exception. To prevent any misunderstandings, it is important to note that this cancellation policy only applies to guests who book directly with us via https://www.cozyinnmaine.com or in person or by calling us directly. If you have utilized a third-party website or booking/travel online agent to make your reservations, you are the customer/guest of that company or website, and any issues with your reservations must be addressed through them. Regrettably, when a reservation is made through a third-party online travel website, we are limited in our options and ability to assist you.
For cancellations, guests who booked directly through us or on our website https://www.cozyinnmaine.com. Our policy states that if the booking has a “Non-Refundable Rate” or if you booked and then canceled within 24 hours of your arrival, you will be responsible for the full cost (as agreed upon in the original reservation) of the room and tax (State of Maine hospitality tax 9.0%) for the duration of the original reservation.
All other reservations booked directly through https://www.cozyinnmaine.com are fully refundable if canceled with a notice of 24 hours or more prior to 3 p.m. on the scheduled check-in date.
For reservations that are for a stay longer than 2 nights that are canceled after our 24-hour policy will be charged for the first night’s room rate (as agreed upon in the original reservation) and tax (State of Maine hospitality tax 9.0%) as a cancellation penalty. Any other pre-payments will be processed as a refund to the card used for payment.
If the guest arrives and decides to leave early, the total price of the reservation will be non-refundable.
In the event of a “no-show,” the total full cost (as agreed upon in the original reservation) of the room and tax (State of Maine hospitality tax 9.0%) for the duration of the original reservation will be charged and is non-refundable.
General Policies and Procedures:
The following General Policies and Procedures are applicable to all nightly lodging properties (Hotel, Motel, Inn, Bed & Breakfast, Short-Term rental, Vacation rental or similar) owned and/or operated in the State of Maine by Sonia Inc and, our affiliates, or subsidiaries. As part of the reservation process, you will confirm that you have read, understand, accept, and agree to follow these General Policies and Procedures. By making a reservation you are affirmatively accepting and agreeing to our General Policies and Procedures as set forth herein. These General Policies and Procedures are subject to revision, with or without prior notice, with the most current, and legally binding copy, updated and publicly displayed at https://www.cozyinnmaine.com. In the event one or more of these General Policies and Procedures are invalidated by a court of competent authority and venue, all other provisions are valid and remain in full force and effect.
Registry of True Name:
All reservations must be made in the name of the adult who will be checking into the room. It is imperative that the name on the reservation be identical to the name on your valid government-issued photo identification, as well as the name embossed on your credit or debit card that will be used to pay for the room. To ensure the safety of our properties and businesses for all guests, visitors, and staff, we must comply with local and state laws and regulations. We collaborate closely with local law enforcement and utilize an advanced property management system to process reservations and safeguard sensitive information. This system facilitates our daily operations.
Paying for Someone Else:
We facilitate the payment process for individuals in need or family members. We acknowledge situations where you may wish to cover the expenses of a family member or employee, ect. during their stay with us. As previously mentioned, the reservation name must align with the identification and credit/debit card information. The most convenient method to pay for another person is to utilize the advertised nightly rate for each night of their intended stay. Subsequently, add the 9% State of Maine hospitality tax and transfer the funds to the individual. This allows them to make reservations using their debit/credit card on our website or other booking platforms. Alternatively, you can make a reservation at our property through our website (https://www.cozyinnmaine.com). In this case, list the person staying in the room as the primary guest and yourself as the second guest on the reservation (even if you are not staying). Any reservation made for “Pre-Paid, Non-Refundable” in the system. The individual staying in the room must present a valid government-issued photo ID that matches the reservation name. All guests are required to swipe or insert a valid debit or credit card with the same name embossed on it to be digitally captured in the system in the event of damages or other incidental charges. To maintain PCI compliance and safeguard your payment information, we are unable to accept written credit card authorization forms. Therefore, we kindly request that all reservations be made securely through our website, as the system masks the information to ensure the security and compliance of your transaction.
Online Rent Pay:
We offer a third and most recent option for our guests who prefer not to utilize the booking channel on our website. This option is particularly suitable for guests who plan to stay for an extended period exceeding two weeks.
To initiate the payment process, please click on the “Pay Now” link located beneath the “Online Rent Pay” banner on our website. This link will redirect you to a secure payment portal. Within this portal, you can input the guest’s information and payment details that adhere to PCI compliance standards.
Kindly note that we require you to provide your room number and the rent due date in the notes section of the payment form. This information will enable us to accurately allocate the processed payment to the respective room. Failure to comply with this requirement may result in extended processing times for payment acceptance.
Maximum Occupancy Limits:
When making a reservation, please be mindful of the maximum occupancy rules. For rooms with a single bed (Full/Double, Queen, or King), the maximum occupancy is two people. For rooms with a single bed and sleeper sofa, the maximum occupancy is three people. For rooms with two beds, the maximum occupancy is four people.
When making your reservation, please indicate the appropriate number of adults and children who will be staying in the room. You must provide the first and last name of all adults who will be staying in the room and are 18 years of age or older.
Small Children/Babies:
If your baby is less than 35 months old, less than 30 inches long, and less than 25 pounds, they are not counted against the maximum occupancy limits above. A pack-and-play is available for them upon request, subject to availability. To request a pack-and-play, please add it to the notes section of your reservation. Staff will place the properly disinfected pack-and-play with a fitted sheet, top sheet, and blanket in your room prior to your arrival at no additional charge. In the rare event that all pack-and-plays are in use, we will inform you in advance and work with you to find a suitable alternative.
State Hospitality Tax:
All nightly room charges and additional lodging-related fees, including animal surcharges, are subject to a 9% Maine State Lodging Tax in addition to the advertised nightly rate.
Tax Exempt Organizations:
If you’re requesting tax-exempt status, reply to your reservation confirmation email with copies of the proper forms and supporting documents. Our staff will process them within 24 hours. You’ll be notified via email once approved or if more information is needed.
Pre-Payment Policy:
All non-refundable and advance purchase rate reservations will be charged the full cost of the room plus a 9% State of Maine Hospitality Tax, to the credit card provided at the time of reservations. If your card is declined, your reservation will be automatically canceled. If your reservation is for a future date, we will charge your credit card for the full cost of the anticipated room and 9% State of Maine Hospitality Tax, at the time of check-in or before 11:30 p.m. on your scheduled day of arrival if you have not yet arrived. If your card is declined while checking in, you will need to utilize an alternate card as our properties are cashless. If you are not at the property and your card declines, your reservation will be canceled.
Maximum Length of Stay:
Cozy Inn offers a range of traditional hotels, motels, and inns that provide comfortable, safe, and affordable accommodations for vacationers, business travelers, groups, and other short-term guests. While all accommodations feature a microwave, mini-fridge, and running water, they do not provide sufficient food storage or cooking facilities to support a healthy lifestyle. When searching for accommodations, the maximum length of stay at one of our nightly accommodations is 173 days from the date of check-in.
Incidental Deposit Authorization:
Once you have already been charged the full amount of the anticipated room and tax for your stay. This transaction was recorded as a sale, and funds were withdrawn from your account prior to the system permitting us to check you in. The property reserves the right to authorize or hold a $200 damage or smoking deposit, which will be released at check-out at the manager’s discretion. It is a criminal offense in Maine to damage the property of an innkeeper or to defraud an innkeeper. Any unpaid fees or damages will be prosecuted if necessary.
11:00 A.M. EST – Check-Out:
Guests may check out at any time until 11:00 AM EST. A later check-out time, as late as 3:00 PM EST, may be requested for a flat fee based on occupancy, availability, and market rate for that day. If you anticipate needing a late check-out, please notify us as soon as possible. We offer later check-out on a first-come, first-served basis. Please note that a detailed inspection of the room is conducted after the check-out time, and we reserve the right to make charges for any damages or breakages discovered before the room is occupied again. Bed linens and towels should be placed in their original locations. Bed linens and towels are not to be removed from the room and should remain in the room upon check-out.
Non-Smoking Policy:
All guest rooms, hallways, balconies, common areas, and a 20-foot radius of any public entrance are considered “No Smoking” at all properties. There is a designated smoking area at each property that is away from the building and complies with applicable state and local smoking laws. Smoking of tobacco, marijuana, or any other substance in any guest room, whether via rolling paper, pipe, bong, foil, vape, etc., or any other manner, is strictly prohibited. Any guest who chooses to smoke in a guest room, on a balcony, in a common area, or within 20 feet of a public entrance will immediately forfeit their $200 deposit, be asked to leave the property, and will not be entitled to any refund.
Please be advised that for the safety of all guests, our rooms may be equipped with one or more of the following devices: advanced smoke/CO₂ detectors, tamper detectors capable of discreetly alerting staff if a device is covered or the airflow is out of normal ranges, and/or heat detectors that monitor to detect the presence of vape, tobacco, marijuana, and narcotic smoke or fire with notification to on-duty staff.
In addition to forfeiting all deposits and fees, any guest tampering with a safety monitoring device could face criminal prosecution at the discretion of the state fire marshal’s office.
Extending Your Reservation:
If you have booked your reservation directly with us at https://www.cozyinnmaine.com and wish to extend your stay beyond your scheduled departure date, kindly contact guest services at (207) 989-0084 or utilize our website’s contact form. Alternatively, you may visit our office for assistance.
Assuming availability, we may be able to accommodate you in the same room. In the event that the property you are currently occupying has no further availability, we may be able to accommodate you in one of our other rental properties if it aligns with your requirements.
If you booked through a third-party platform, these reservations cannot be modified or extended by the property. However, you can utilize our website https://www.cozyinnmaine.com to check availability for the desired room type and dates. Booking directly ensures you receive the most competitive price.
Once you have made the new reservations, please contact guest services to update your existing reservation, allowing you to remain in your current room without the need to check out and relocate.
If you are currently in a room equipped with new digital locks, you will receive a new code for the duration of your stay. If you require reprogramming of your existing keys, please visit our office, where we will provide you with fresh ones.
Children Policy:
A maximum of two children under the age of 18 years of age are permitted to stay in a room without charge, provided that existing bedding is utilized. This policy is subject to the maximum room occupancy limits outlined in this document. No roll-away beds or additional beds are permitted in rooms, as per fire code regulations.
Animal Policy
We welcome pets in designated rooms within reason. However, all rooms designated as “animal-friendly” incur a $20.00 per night, animal surcharge during the reservation process.
To ensure the safety and well-being of our staff and guests with allergies, no animal of any kind is permitted in rooms not designated as animal-friendly. Should management discover an animal in a non-animal-friendly room, occupants will be requested to vacate immediately without refund. Additionally, they will be responsible for an additional $200 professional deep cleaning fee.

A maximum of one dog is permitted per room. Please ensure that your pets utilize the designated restroom area and remain on a leash when outside the room. For the safety and health of all guests, please pick up after your animal. Furthermore, no dogs are permitted in the lobby area or any other space where food or drink is served.
Animals will not be left unattended at any time. If your dog has more than two noise complaints within a 24-hour period, you will be requested to vacate the premises without refund.
Restrictions apply to cats, venomous creatures, endangered species, and other animals otherwise prohibited by local, state, or federal law.
Quiet Hours:
We kindly request that you refrain from engaging in loud conversations or disruptive activities during our quiet hours, which are from 10:00 p.m. to 7:00 a.m.
We encourage you to enjoy your stay by engaging in quiet activities.
Free Guest Parking:
For all our guests traveling, we understand that parking near your unit is important. You are permitted to park directly in front of your room (or within close proximity). By parking a vehicle at our property, you (and your guests) are doing so at your own risk. The property and its owners assume no responsibility or accept liability for damage, accident, or loss to your vehicle or private property. Most public spaces, including our parking lots, are equipped with advanced 24/7 live surveillance cameras. While there is no guarantee that any camera is operational at any given time, please inform us if you notice any suspicious activity. We will promptly review the footage. Only properly registered and operating vehicles of guests currently registered and staying at the property are permitted to park on our property. Except for tasks performed by a properly licensed tow operator in the course of removing a vehicle from our property, no mechanical work may be performed in our parking areas. We reserve the right to tow improperly parked, abandoned, or nuisance vehicles at the expense of the vehicle owners, with or without prior written notice. Additionally, any vehicle present on our property that is not registered with our front office or has not been registered by any guest or visitor is subject to towing at any time. Furthermore, any vehicle that has failed to be registered with any state or entity and is being driven or left on our property illegally is subject to towing at any time.
Minimum Age Requirement:
To make a reservation and/or check in at any of our properties, you must be at least 18 years of age. Children under the age of 18 may only stay at our properties when accompanied by a parent, legal guardian, or authorized group chaperone.
Alcohol Consumption:
While staying at our property, it is your responsibility to comply with applicable liquor laws if you choose to bring alcohol into your room. If the room is registered to a guest under the age of 21, alcohol is strictly prohibited from being present in the room under any circumstances. Any suspected violations will be promptly reported to local law enforcement. If the room is registered to an individual aged 21 or older, no person under the age of 21 shall be present in the room if alcohol is present. Any suspected violations will be immediately reported to local law enforcement, and such violations constitute grounds for immediate dismissal from the property without any refund.
ADA Policy:
This property and its subsequent properties are compliant with the Americans with Disabilities Act (ADA). We offer accessible rooms within the Inn. Please ensure you book an ADA room type when booking and include any special requests in the comments section of the online reservation form. We are committed to assisting our valued guests who may require special features to enhance their stay. We will respond to all requests via email and will endeavor to accommodate all reasonable requests for services. If you are traveling with a service animal or pet, please select an ADA Room that permits animals. Please ensure requests reach us by placing them in the comments section of the online reservation form or by contacting us directly via email after receiving your reservation confirmation email.
Room Cleaning Policy:
Rooms with a nightly room rate will get refreshes offered after your third consecutive night, and only if you notify the front desk that you would like housekeeping services. Should you need fresh towels, linen, trash bags, toilet paper, toiletries, etc. please stop by the desk and we will assist you. Please note that staff are not permitted to enter guest rooms while guests are assigned to the room, in compliance with CDC social distancing guidelines.
Firearms Policy:
Any guest or visitor who is in possession of a firearm on our property is personally responsible for complying with all applicable federal, state, and local laws regarding firearms and assumes all liability associated with such responsibility.
Guest Safety Policy:
As a commitment to guest safety, employees are prohibited from disclosing the identity, room number, or presence of a guest to any individual other than authorized law enforcement personnel.
Guest or Tenant:
Our property has nightly and weekly room rentals available at https://www.cozyinnmaine.comand third-party websites or walk-in that are governed by the Maine Innkeepers laws written and enforced by the State of Maine and all transactions conducted between us (Innkeeper) and you (Guest) are done in accordance with the Maine Innkeepers Act and laws. Nothing herein, expressed or implied shall ever create a landlord/tenant relationship between us (Innkeeper) and you (Guest).
Mail and Packages:
We will not accept incoming mail, packages, or phone calls for any guest, under any circumstances. Doing so would imply the guest’s presence on the property.
We do not authorize the use of our property address as a legal place of residence for any guest. Any mail or packages received at the property will be marked “Return to Sender” and returned to the person attempting the delivery. If you anticipate the need to receive mail or packages while visiting, it is recommended that you coordinate with a local private mailing center for the receipt and holding of your mail or packages, or to obtain a P.O. Box at our local USPS.
Visitors and Callers:
It is the guest’s responsibility to inform any individual they wish to receive a visit of their room number. To ensure the confidentiality and safety of our guests, we will not confirm or deny whether a visitor is or has previously stayed at the property, unless it is necessary to comply with local laws regarding law enforcement. Any visitor must be registered with the front office with a vaild ID, no exceptions. Any Visitors staying after 11pm on any day must be charged as an addtional guest or must leave the property. Number of visitors must not excced the maximum occupancy limit.
Audio & Video Recording:
Visible and concealed security cameras, as well as those capable of audio recording and two-way audio communication, such as the Nest Doorbell, may be installed in public spaces, staff work areas, offices, guest laundry rooms, hallways, parking lots, vending areas, outdoor seating, and maintenance rooms, breakfast areas, and other areas. The presence of a recording device does not guarantee that it is monitored or operational at any given time. If you observe any suspicious activity, please report it to the appropriate authorities. Our staff is present on property 24/7, and we prioritize the privacy and safety of our guests. By entering the public areas of our property, you acknowledge and consent to the use of audio and video recordings in common areas to deter criminal activity and assist in the apprehension of suspects if necessary. The hotel assumes no responsibility for any personal bodily injury sustained while using any of our facilities, where available. Users of our facilities do so at their own risk.

Non-Refundable Rate:
